Dear Mr.Ally,


Thank you for the presentation at the meeting last night at Marks Park, and for again allowing us to put forward our notes and objections, to you.
We are residents at 25 Greenhill Road, Emmarentia.


Our objections to the plan are:


1) Garage (or petrol filling station) which has applied to be established and situated on the corner of Greenhill road and Barry Hertzog Avenue. This is unnecessary as we already have the Shell and Engen garages on Barry Hertzog.There are a number of other garages in the neighbouring areas such as Linden, Melville and Parkview.This intersection is a particularly busy one and has been the site of many accidents in the 7 years we have resided there. The noise levels will increase in the area because of compressors and other mechanical equipment being used in the activities of this business. Extra congestion and noise will be caused by articulated, 18 metre long, truck and trailer combinations delivering fuel to this proposed
garage. Additional traffic will be required to supply the garage with lubricants and supplies. Looking at the way garages are developed these days they will no doubt want a shop and bakery as well as selling cold drinks, bread, flour etc. this on an already busy intersection is ludicrous to say the least. Trucks and cars will be entering and exiting on a continuous basis and the likelihood of more accidents occurring will be enhanced. Suffice to say, a garage and Macdonald's/shop will not maintain the soft feel of the suburb and will not be anywhere near to maintaining the aesthetics of the suburb.
2) Development of Greenhill road as a main East/West arterial road. Already many cars from neighbouring areas use this road. It is far to busy with fast moving traffic on it continuously. There are a number (I believe 5 other roads) that can be used. Entering and exiting our properties is already slow because of the traffic. We have the lovely tree lined pavements which are not wide at all and any development that necessitates removal of trees is unacceptable. The road is narrow and allows only two cars to be side by side so development would be at the expense of trees, well maintained sidewalks and the aesthetics of this part of Emmarentia will therefore be negatively affected. Judith Road is far more appropriate for widening and development.
3) Development of Barry Hertzog as a business/high density residential area. We believe that the density of residential should not be more than 40/hectare and not the 60 as proposed. Already the businesses next to Checkers are warehousing goods, which is not what was intended when giving small business rites to properties in the area. They have trucks in and out
of these properties continuously. Opening this up will lead to abuse by the businessmen and if it is not controlled now WE can only see problems in the future. We believe the Checkers side of Barry Hertzog should be for residential development and the opposite (east side) for business development/residential.
We don't believe that the suburb has the infrastructure to cope with larges cale development of housing and businesses in the short term and you are requested with the consultants to take extreme care not to spoil our suburb by overzealous plans that look good on paper but lead to a deterioration of the area in the longer term.
