Site development plan requirements

All applications for development in the precinct will be required to submit a Site Development Plan (SDP) to the Council and the relevant Residents Associations with the exception of Residential 1 developments. The SDP must include the following:

 

PROPOSED DEVELOPMENT

 

Site Area

Proposed Number of Units

FAR  : total floor area, floor area of each unit, floor area of outbuildings

Coverage : % related to buildings and carports/garages

Building Lines : to be indicated on all boundaries

  • Height Restrictions : heights of all buildings (no basement is allowed to protrude above the natural ground line)
  • Contours: : existing and new, retaining walls and banks to be indicated
  • Sections : through the site and adjacent stands indicating relationships of buildings to the existing natural ground line, finished ground line and adjacent buildings
  • Access : from adjacent street and to all units
  • Parking : all parking provision must be shown
  • Boundary Walls : position, height and materials
  • Parking : all parking bays must be indicated
  • BUILDING AESTHETICS
    • Building Materials : to be compatible with the context
    • Colour Pallette : to be compatible with the context
    • Roofs : to be compatible with context
    • Boundary Walls : to be compatible with context
  • PRIVACY
    • The privacy of the adjoining properties must be ensured, as well as, privacy between proposed units.

LANDSCAPING AND TREES

 

All existing trees must be indicated on the drawings as retained or removed. A tree planting and landscaping plan must be submitted

 

ENVIRONMENTAL IMPACT ASSESSMENT (EIA)

 

EIAs should be requested for developments proposed on stands which fall within an environmental control area and on land which faces a public or private open space.

 

SIGNAGE

 

All signage to be used on the site during and after construction must be indicated.

 

LIGHTING

 

All external lighting and security lighting must be indicated on the drawings and should not interfere with the residential character of the area and the adjacent stands.

 

STORMWATER MANAGEMENT

 

Stormwater management must be indicated. Hard and soft surfaces must be indicated and tabled as a % of total area.

 

INFRASTRUCTURE CAPACITY

 

The capacity of the existing infrastructure and services must be established by the developer in relation to the nature of the development proposals.

 

ENVIRONMENTAL HEALTH REQUIREMENTS

 

Developers will have to familiarise themselves with the requirements of the Environmental Health Department prior to the commencement of any works on the development site.
