4.1.3 Development Controls

4.1.3.1 Objectives of the development controls  

The proposed development controls have been devised to retain the scale and residential character of the Precinct. The objectives of the

development controls are to ensure the following:

  • To protect the ridges and valleys and their environmental quality for the city
  • To retain any historical and architectural heritage in the area
  • To ensure the continuity of a desirable living environment
  • To ensure compatible development in terms of scale, grain and character
  • To maintain the value of the housing stock
  • To create a diversity of housing types and forms of development
  • To encourage a diversity of residents in the area in terms of income, family structure, age and interests
  • To enable other people access to the area through densification of some areas or to buy into smaller units
  • To deal with area which are showing signs of change in a way that is compatible with the remaining area. 

Specific areas within the Precinct have been identified for possible development and the intention is to apply development controls to

these areas as outlined below.

 

In addition, any proposed development will be required to submit a Site Development Plan (SDP) to the Council.
