3.1.4 Land Uses

The existing land uses are in accordance with the Johannesburg Town Planning Scheme of 1979 and the Title Deed restrictions.

However, there are illegal land uses around the area.

 

(a) Residential Zoning

  • Residential 1 is the predominant residential zoning in the precinct
  • Residential 2 zoning applies to 1 stand in the precinct
    • - Erf 1092 on Ingalele Road in Emmarentia
  • Residential 3 zoning applies to the following sites:
    • - Erf 1312 between Barry Hertzog Avenue and Clovelly Road
    • - Erven 31,40, 44 and 45 in Lower Park Drive (see fig 1,2,3 and 4)
    • - A few sites in the adjacent area of Linden.
  • Residential 4 zoning applies to 1 stand in the adjacent area of Westcliff
    • - Erf 80 on Jan Smuts Avenue.
  • Special consent use on residential 1 zoning have been granted for Institutional purposes (religious institutions / retirement homes / library)
  • on the following sites:
    • - Erven 573, 574, 575, 576 and 576 on Selkirk Road (Coptic Church)
    • - Erven 1097 and 1095 on the corner of Barry Hertzog Avenue and Ingalele Road (Greenside Muslim Mosque).
    • - Erven 52 and 53 on Lower Park Drive (retirement home)
