3.1.3 INFRASTRUCTURE AND SERVICES
The service infrastructure in the precinct was installed many years ago, but is largely at current residential development levels. Generally the precinct is well serviced and therefore, the emphasis is on the need to maintain and upgrade the existing service infrastructure, rather than on any major new installation. Further densification might lead to an overload to the current infrastructure, assessment to be made on a site specific basis.
(a) Water supply
Water supply in the precinct is adequate with regards to the current developments.
(b) Sewer services
The sewer capacity appears to be adequate at current development levels. However, it has been indicated that the area is full and therefore future capacity should be established.
(c) Stormwater management
The capacity of the existing stormwater drains is adequate. The open space system surrounding the precinct is an important component of the city's stormwater management system.
(d) Electrical services
The electrical supply service is adequate at current development levels.
(e) Gas services
Although this form of service is not largely used, its supply is adequate at current development levels.
